When I first started in financial services, the day after I got my Series 7, my manager handed me the White Pages and told me to start dialing.
That was the strategy.
No targeting. No segmentation. No data.
Just names and numbers.
And if I’m being honest, that experience shaped me. It taught me resilience, discipline, and what it meant to build something from nothing. But it also revealed something fundamental about sales that has stayed with me for nearly three decades:
Your results are directly tied to the quality of your lead list.
When the List Was Everything
Not long after, I got my hands on something that felt like a breakthrough, maturing CD lists.
If you were in the business, you know exactly what that meant.
These weren’t just names. These were people with money coming due. People who would need to make a decision. People who, in many ways, were already “in the market.”
Access to those lists changed everything.
I built relationships with bank tellers. I took them to lunch. I did whatever I could to stay close to the source. There were even moments I would take pictures of lists just to make sure I had something to work from.
Because at that time, having a lead list wasn’t part of the strategy.

Fast forward to today, and we are operating in an entirely different world.

In my world, where I focus on burnout in sales, performance, and innovation, this means I can now identify organizations that are actively searching for solutions in those areas. Companies that are reading about burnout. Teams that are looking for ways to improve performance under pressure.
That is no longer a cold list.
That is a warm, highly relevant entry point.
How I Create Lead Lists Today
The biggest difference in how I build lead lists today is that I don’t start with data.
I start with strategy
Before I ever open a platform, I use AI to help me get clear on where I should be focusing my energy. I explore questions around ideal clients, industries under pressure, strategic partnerships, and the roles most closely connected to the problem I solve.
AI accelerates this process in a way that simply wasn’t possible before. It expands the lens. It surfaces patterns. It helps connect dots faster.
Once I have clarity, I move into tools like Apollo or Seamless AI, where I can begin to build with precision, filtering by company size, revenue, geography, and specific decision-maker titles.
And then comes the layer that matters most:
Buyer intent.
This is where the list shifts from static to dynamic.
From a collection of names to a reflection of real-time need.
Why This Matters Now
What I see happening across industries right now is not a lack of effort. It’s a lack of utilizing the tools that we actually have access to.
Sales teams are working hard, but they are often working in the wrong direction. They are reaching out to people who are not ready, not relevant, or not interested, simply because that is how it has always been done.
At the same time, the tools available to us have never been more powerful.
We can identify the right people. At the right companies. At the right time.
The gap is not access.
The gap is awareness and AI adoption.
A New Standard for Building a Book of Business
Looking back, I am grateful for the White Pages.
I am grateful for the maturing CD lists.
They taught me how to build, how to persist, and how to create opportunity where none seemed to exist.
But if I had access to what we have today?
It would have changed everything.
And that’s really the point.
We are no longer in a world where we have to rely on outdated methods to generate growth. We have the ability to build smarter, more targeted, more aligned lead lists than ever before.
The question is whether we are willing to evolve with it.
The lead list has always been the foundation of sales.
That hasn’t changed.
What has changed is how we build it.
From the White Pages… to maturing CDs… to AI-powered, intent-driven targeting…
We are no longer guessing.
We are aligning.
